EIR - Keith Breslauer, Patron Capital

Keith Breslauer - Managing Director & Senior Partner, Patron Capital

Mr. Breslauer founded Patron Capital in 1999 and is the Managing Director of Patron Capital Advisers, LLP (and held a similar position in its predecessor vehicles), the investment adviser to the Patron Capital Funds (including Patron Capital Captive Fund, Funds I - V). In addition to his overall leadership responsibility, Mr. Breslauer is primarily responsible for leading the origination efforts of all Patron funds.

Mr. Breslauer began his career at Lehman Brothers, where he worked for approximately ten years until 1997. At Lehman Brothers, Mr. Breslauer was involved in and led many transactions in the U.S. distressed markets in the 1980s and 1990s. In 1993, while with Lehman Brothers, he moved to London and assisted in creating and leading the Principal Finance Group to invest in financial institution and property assets and companies, and served as the co-head for the International Mortgage and Real Estate Department until 1997. In 1997, Mr. Breslauer left Lehman Brothers to create and manage an investment fund focusing on smaller European property and property-related opportunities which was a bridge to the ultimate formation of Patron.

Mr. Breslauer is active in many charities with current and previous roles including acting as the Trustee for the Royal Marines Charitable Trust Fund, the Co-Chairman of the European Supervisory Board of the Chicago Booth School of Business (University of Chicago), Director on the Advisory Committee Board for the Social Enterprise Initiative, Governor of North London Collegiate School, Senior Patron of the Royal Hasler Company, the Prince's Teaching Institute and the Prince's Regeneration Trust (Prince's Trust) and Senior Patron to many other charities.

Mr. Breslauer is a Guest Lecturer at Harvard Business School, Chicago Booth (University of Chicago Business School), Said Business School (University of Oxford) and Imperial College Business School. He holds a Master of Business Administration (MBA) degree from the University of Chicago and a Bachelor of Science (BSc) degree from the New York University School of Business.

Mr. Breslauer has resided in London for the past twenty-two years with his wife and four children and is a citizen of the United States. Mr. Breslauer is an accomplished alpinist, mountaineer and skier.

Robert Balick - Senior Managing Director, CarVal Investors

Mr. Balick is a senior managing director for CarVal Investors. Based in London, Mr. Balick leads CarVal’s real estate investment activities in Europe. Mr. Balick joined the firm in 1997 in the Paris office where he led investments in France. He moved to London in 2006 where he progressively took responsibility for European real estate. Prior to joining the firm, Mr. Balick was a vice president in the Real Estate Investment Banking unit of Salomon Brothers in Europe where he was involved in the structuring of bond financings for the development of office buildings in Central London. Mr. Balick received his M.B.A. with specialization in finance from the Stern School of Business at New York University and his B.A. in mathematics from the Washington Square University College at New York University.

Dimpesh Darjee, Director, Northeast Investments, TH Real Estate

With 15 years of real estate experience, Dimpesh is responsible for acquisitions in the Northeast. Having joined the business in 2011, Dimpesh was a member of the Commercial Mortgage Origination team, and responsible for acquisitions in New York, prior to his current role.

During his tenure with the company, Dimpesh has led over 20 transactions representing in excess of $2bn. Notable transactions include acquisition of the Fort Point Portfolio in Boston, The Hub in Long Island City and several of the largest mortgage transactions in company history.
Prior to joining, he was Vice President of Capital Markets for O’Neill Property Group, a Vice President/Producer for Northmarq and a Business Analyst for Edison Properties.

Dimpesh is an alumnus of New York University’s Stern School of Business at New York University and the London School of Economics.

Ms. Markus has over a decade of experience in the financial services and executive recruitment industries. Ms. Markus began her search career at Russell Reynolds Associates. As a key member of the Global Financial Services Team, Ms. Markus focused on senior recruitments across both alternative and traditional investments. Leveraging her tenure in asset management, Ms. Markus worked closely with clients to strengthen and expand their investment practices and distribution capabilities. Clients included global asset management organizations, multibillion dollar alternatives firms, and small growing boutiques. Prior to launching Columbus Advisors, Ms. Markus was a founding member of a boutique retained financial services recruitment firm where she was responsible for building the asset management practice.

Lunch & Learn: John McNellis

Join SREC for a Lunch & Learn featuring John McNellis, author of Making It in Real Estate: Starting Out as a Developer. He will discuss some of the practical advice and wisdom gained from his 30-year career in commercial development, and a Q&A session with the audience will follow. Thanks to a donation, students in attendance will receive a free copy of his book.

John McNellis is a principal with McNellis Partners, a commercial development firm he cofounded in the mid-1980s in northern California. After graduating from the University of California, Berkeley, and the University of California Hastings College of the Law, McNellis began his career as a lawyer in 1976 in San Francisco. Always more interested in business than in law, he started fixing up houses in his spare time and gradually worked his way to more complicated projects. At 28, he formed a partnership with an older client and began his career as a retail developer. Cobbling together the equity from friends and family, they built and opened their first shopping center in 1983, by which time McNellis was no longer practicing law--except on behalf of his own projects. Within a few years, he formed McNellis Partners with Beth Walter and Mike Powers. They continue to be partners more than 30 years later. In recent years, the company has begun developing mixed-use projects and, in an effort to diversify, investing in small Silicon Valley office buildings.

Speaker Bios:

Annemarie DiCola, Esq., CEO of Trepp LLC, spearheads Trepp’s business as the global leader in the CMBS industry, and has expanded Trepp’s expertise and service offerings into the broader CRE and Banking sectors. Under her leadership, Trepp acquired Foresight Analytics, InvestCap Advisors, and REITCafe, and has developed a number of products aimed at leveraging Trepp’s depth in CRE finance and analytics. Ms. DiCola additionally serves as Co-Chair of TreppPort, a joint venture between Trepp and CRE lending software company Rockport. She is also a member of the Corporate Responsibility Committee of the Daily Mail and General Trust (DMGT), Trepp’s corporate parent. Ms. DiCola is an acknowledged voice in the CRE finance industry, highlighted by Sokol Media as a “Top Woman in Real Estate” in 2013 and by Real Estate Forum Magazine as a “Woman of Influence.” She has been profiled by The New York Times, interviewed on CNBC, and lauded by the Women’s Venture Fund. Ms. DiCola was the Editor-in-Chief ofThe CMBS E-Primer (2007), an electronic publication of the Commercial Real Estate Finance Council (CREFC) designed for training in CMBS. She is a frequent speaker at industry events. Ms. DiCola served as the first woman president of the Commercial Mortgage Securities Association (CMSA), the trade organization of the CMBS industry (now known as CREFC). Actively involved in CREFC leadership since its inception, she is a founding member of the Board of Governors and a past winner of the CREFC Founder’s Award. She also served on the Board of Directors of NYCREW, the New York Chapter of Commercial Real Estate Women (now known as CREW NY). Ms. DiCola graduated from the Harvard Business School Advanced Management Program and holds a Juris Doctor degree from the New York University School of Law. She received her BA from Fordham University, where she maintained a Presidential Scholarship and graduated Phi Beta Kappa, summa cum laude in cursu honorum.

Elaine Philis is a Director at CBRE Capital Advisors, Inc., the real estate investment banking unit of CBRE Group. Ms. Philis has a diverse range of real estate experience including capital raising, debt placement and commercial real estate law. She focuses primarily on institutional capital raising. Ms. Philis has raised more than $1 billion in equity commitments for real estate funds, joint ventures and separate account structures. Prior to joining CBRE, Ms. Philis raised institutional capital for TGM Associates, Lend Lease, Westbrook and Tishman Speyer. She handled both domestic and international investors for projects including, a multifamily specific value added separate account, two emerging market funds, a global opportunistic fund, a 22 office building portfolio, infrastructure/energy projects and numerous joint venture transactions. Investors include corporate and state pension funds, endowments, foundations, sovereign wealth funds and insurance companies. In addition, Ms. Philis participated in the placement of more than $2.2 billion in debt during her six year tenure at HFF in New York City. Lenders included an array of insurance companies, banks, pensions funds and CMBS platforms. Earlier in her career, Ms. Philis worked as a commercial real estate attorney, primarily in-house at CIGNA, Inc., where she closed more than $800 million in first mortgage loans on regional malls, industrial and office properties.

Paula Schaefer is Chief Operating Officer of the Client Capital Management Group of Clarion Partners, a real estate investment manager. Prior to joining Clarion in April 2013, Paula was COO of Christie’s International Real Estate. She was a Managing Director at Morgan Stanley Real Estate where she worked from 1995 to 2010 in a variety of roles in Asset Management, Fund Management and Investor Relations, based in New York and London. She has also had Asset Management and Acquisitions roles at Reichmann International, The Yarmouth Group, and Cadillac Fairview Shopping Centers. Paula has an MBA from the Wharton School and an undergraduate degree from Georgetown University. She has been an Adjunct Professor of Real Estate at Columbia University and is Vice President of New York Women Executives in Real Estate (WX).

Sara Queen joined Brookfield as Senior Asset Manager in 2006, a new position in the company. She was integral in the smooth integration of the $7.2 billion Trizec acquisition, streamlining and optimizing leasing and operations efforts. Currently, Sara is responsible for Asset Management of Brookfield’s U.S. core office portfolio, which comprises 60+ buildings encompassing 45 million leasable square feet in the downtown cores of New York City, Boston, Washington DC (including suburban Maryland and Virginia), Houston, Denver, Los Angeles, Seattle, and San Francisco. She is the chief company representative and liaison with co-investors in the U.S. Office Fund, the Downtown Los Angeles Fund, as well as other joint venture partnerships. Furthermore, Sara is responsible for the company’s occupancy profile and its annual strategic planning/budgeting. She also oversees Lease Administration and serves on the Global Asset Management and the Executive Committee for the U.S. Office Division. Prior to joining Brookfield, Sara was at Clarion Partners and at MetLife. Sara has an MBA from Harvard Business School and a BA cum laude from Wellesley College. She was named to the prestigious 40 under 40 list by Crain’s NY Business (2008); a Woman of Distinction by the Girl Scout Council of Greater NY and a 2009 and 2014 Woman of Influence by Real Estate Forum. Sara is a member of the Board of Directors for WX (New York Women Executives in Real Estate) and Grace Church School. In addition, Sara is an adjunct professor at Columbia University’s Master of Real Estate Development Program.

This site tour will be hosted by the developer and property owner, Silverstein Properties. Silverstein Properties is one of NYC’s most respected commercial developers and is also the owner of the 2, 4 & 7 World Trade Center office towers. The innovative buildings continue to set new standards in design, safety & sustainability on an international scale.

Real Estate Financial Modeling Workshop

SREC is pleased to invite you to attend a Real Estate Excel Modeling Training session to be held on campus Saturday, September 24th from 9am - 5pm, and Sunday, September 25th from 9am - 1pm. The session will be hosted by REFM, the leading real estate financial modeling training firm (www.getrefm.com).

This class is intended to prepare those interested in careers in real estate or private equity with real estate cash flow modeling and deal analysis skills. It will examine the intricacies of building an excel model for real estate assets, including how to model property level cash flows, how to use sensitivity tables during the analysis, and how to model JV partnerships and waterfall distributions.

The session will be offered in a 1-day and a 1.5-day format. Day 1 is intended for beginners and has two sessions: property level cash flows and sensitivity analysis. Day 2 is an advanced session in modeling equity JV partnerships and waterfall distributions.
